Planning permission
is not always required. There are some exemptions for the need for
permission. Examples are some small extensions that are no nearer the
highway than the original dwelling, some loft conversions, internal
alterations, some porches, small conservatories, green houses, covered
walkways and garden rooms that are more than 5m from the house.
It is
always wise to check as the PD rights are sometimes removed more often in
the case of most recent developments. There are also size and height
restrictions and these can affect what can be done. If full planning is
not required then it is sensible to apply for a Certificate of Lawfulness.
This confirms that planning was not and never will be needed. This is
essential should you ever want to sell your property.
Planning permission
and Building Regulation approval are two entirely different subjects and
the approval of one does not imply the approval of the other. Similarly it
is possible to need approval for either and not the other.
