| When
the owners of this chalet bungalow decided that they needed more space
they thought about moving. Like so many people find these days they found
that it was very difficult to find what they wanted. Eventually they
decided to stay put and extend their existing house. The tricky bit was
that the house is in a conservation area and the planners needed to be
convinced that the proposals were an improvement on the existing. Future
living accommodation at ground level was ruled out, the alternative was to
lift off the roof and replace with a completely new first floor. |

Interestingly, despite the large increase in
floor area and the substantial gain in living space, the bulk of the
building increased only marginally – a fact that impressed both the
planners and the Conservation officer.
Lifting off the roof in an English winter is a
brave thing to do but the job had to press on. Tenting the entire roof not
only enabled work to carry on through the winter but it also made it
possible for the clients to live downstairs while the work was carried
out.

The old attic area had two bedrooms
and this has been replaced with 3 doubles and a single. There are now two
excellent luxury bathrooms on the first floor.

Once these clients began they decided to fit high quality finishes and
materials throughout. The workmanship is exceptional and the finishing
level could not be bettered.

Originally it was never the intention to upgrade
the existing kitchen but because all the new bits now looked so wonderful
it made the kitchen seem a little tired so it was makeover time! The units
were superbly handmade by (Awaiting details) of Exeter. These splendid
units feature granite tops. All the appliances are naturally built in –
even the garbage eater in the sink. There are two dishwashers built into
drawer fronts. The range is a dream and the kitchen/ dining area is a
terrific size for entertaining guests and family eating.
One aspect of this project that deserves
particular mention is the fact that the clients did much of the work and
the planning themselves. The electrical work was all done by the client
himself who meticulously planned the installation. The sub contractors
were managed by the client herself. The materials were sourced and bought
by her and all the paperwork was dealt with by the client.
Summary
Good design, - beautifully built - expertly
managed. Exemplary standard of finish and attention to detail. A result
that everyone involved can be proud of. Completed July 2006.

How do you work in a war zone in the Middle East and extend and renovate your
home in Devon at the same time? The answer is you appoint someone reliable to
design and control the build whilst you are away.

This cottage had some sprawling decaying outbuildings that were cluttering up
with junk. The buildings needed replacing and the cottage needed a larger living
area and a guest bedroom suite. The solution was to demolish the outbuildings
and rebuild to a more acceptable standard.

From the planning aspect the replacement had to appear very similar to the
existing building in material and type. From a design perspective the test was
to produce a solution to provide sufficient light to a large dark and dingy
windowless area. Roof lights seemed a logical way forward but it was not
permissable to raise the linked part of the roof because of the impact on the
neighbouring cottage. We designed this unusual roof which is mostly flat
concealed behind a pitched slate façade. We also utilised as much as possible
of the underside of the roof space in the interior.

CREATIVE ROOF DESIGN PROVIDES LIGHT & APPEASES PLANNERS.
This was the first of a two stage build. Now that this end of the house has
been completed, the main cottage is due to be opened up and modified downstairs
to provide a dramatic new kitchen/family/dining area.

The contractor was Ollie Prout from OTP Building Services Ltd. The work was
completed to a high standard, on time and on budget. When very problematical
soil conditions became apparent, we designed a special raft foundation and Ollie
and his chaps did an excellent job of handling this unforeseen situation and
admirably managed to restrain the extra costs. We were also particularly
impressed with his roofing skills. The adjoining outbuilding was simultaneously
re-roofed. The external walls were not parallel and he did an expert job
erecting the roof.
Lee-Wright Associates Ltd were responsible for the design, building
regulations, structural engineering and project management. The clients are
extremely happy with the result.
